The Action: This section of Richmond Hill is infamous for bidding wars, so this detached, brick residence near a renovated park, school and transit racked up 50 showings and a busy open house. By the time the sellers examined offers at the end of March, one bidder trumped four others by topping the $949,900 list price by $115,100.
What They Got: For about three decades, one family owned this 37-by-105-foot, pie-shaped property where this nearly 3,300-square-foot house was built with an office, living and dining area divided by French doors, as well as an eat-in kitchen and fireside family room with sliding patio doors to a back patio, garden and pond.
A five-piece bathroom and his and her closets lie in the largest of four carpeted bedrooms at the top of a winding, sky lit staircase, while a fireside recreation area and guest bedroom rest at the bottom.
Practical luxuries include four more bathrooms, a main floor laundry room and double built-in garage.
The Agent’s Take: “It’s a pie-shaped lot, so it’s larger in the backyard and a bigger house because of that,” says agent Jeff Oulahen, who notes most homes around 2,500-square-feet.
“Most of the houses on Somerset back onto Bayview or 16th but this did not back onto either, which was quite nice.”
As for the house, it was ideal for various reasons. “It was a beautifully maintained home – really cared for over the years,” Mr. Oulahen adds.
“Someone could move in and enjoy it the way it is … [but buyers] were probably going to be renovating the bathrooms and kitchens at some point.”
