The Action: This detached residence in the Dovercourt Park community received several offers when it was originally listed under $800,000. But as the market shifted and smaller properties were selling in the same ballpark, the sellers took the risk of relisting in the mid-$800,000s and found a buyer willing to negotiate a deal.

What They Got: In 2009, this more than century-old, brick residence on a 17-by-124-foot property was remodelled and expanded with a rear addition, creating a family room off the kitchen with hardwood floors, granite counters and a walkout to a covered deck and two-car parking off a laneway.

Laundry facilities were moved to the second floor, where the third and largest bathroom is located. A new third bedroom was created with a loft space above. The house has a one-bedroom, one-bathroom basement suite with living space and a kitchen.

The Agent's Take: "It's in the heart of the city and it's a very popular area for young and older families," agent Anil Khera said. "There are a lot of schools, community centres, and it's close to the subway – literally a block away – and there are so many good shops and restaurants."

What this home lacked in size, it made up in style. "There were one or two [detached homes for sale] on adjacent streets, but not nearly as nicely finished as this," Mr. Khera said. "It's not a huge detached, but there was a two-storey addition put on the back, which gave it some additional space."
