LISTING AGENT Fatima Bregman, Re/Max Hallmark Realty Ltd.

The Action: This summer, this detached, three-storey house was one of few opportunities in Riverdale where, rather than setting a date on which offers would be reviewed, buyers could make an offer at any time. So it was promptly scooped up for the list price of $1,549,000.

What They Got: Just down the street from Riverdale Park is a 26-by-120-foot lot with a coveted in-ground pool and landscaped garden behind this 3,120-square-foot house with a private driveway.

More than a decade ago, the interiors were modernized, so it has a fireside living room, central dining area and rear kitchen with granite counters and a walkout to a deck.

The upper floors are dedicated to three sleeping quarters with the largest on the third floor with a gas fireplace, walk-in closet and one of two four-piece bathrooms.

The Agent’s Take: “The best features about the house is its fabulous in-ground swimming pool with a spacious backyard, and it’s fully detached with a private drive, which is a very rare in Riverdale,” agent Fatima Bregman says.

“As most of the neighbourhood is, it’s a traditional Edwardian home that has all the modern conveniences and renovations that a buyer would want today.”

For instance, the top floor was luxurious. “It has a great third-floor master retreat, which is wonderful with big windows and a gorgeous view of the backyard and pool,” Ms. Bregman adds.
