The Action: At any given time, there are usually a few suites up for grabs at Northgate Condominium Residences near Yonge Street in Markham, so it was unusual that this ground floor unit was the only one in the building up for sale this February. With the undivided attention of buyers, it was quickly toured by more than a dozen visitors and a bid was tabled within one week.

What They Got: On the south side of a low-rise building, this 1,195-square-foot suite has a fairly common two-storey layout with a main-floor kitchen and open living and dining areas with upgraded laminate floors and a patio exit, along with a den that can double as a third bedroom.

On the second floor, there are new laundry machines, one of two updated bathrooms and two carpeted bedrooms, including one with a walk-in closet.

The unit comes with parking and monthly fees of $617 to cover the use of utilities, cable, indoor pool and party room.

The Agent's Take: "The location is super convenient on Yonge, south of [highway] 407, and it's in an established, mature community," agent Asher Horowitz says. "For the price and size, compared to other condos, it's under 1,200 square feet plus a balcony for $350,000, which is impossible to find in the city for that price."

This suite also shares traits with single-family dwellinga. "What's nice about this one is that it has a ground-floor patio, so it made it feel more like a home with a walkout and barbecue," Mr. Horowitz notes. "That's something you don't see a lot in condos."
