The Action: In mid-April, the pocket between James Gardens and St. George's Golf and Country Club had few options for house hunters, so this detached home on a 77-by-165-foot lot was immediately surveyed by five visitors and two dozen more at an agents-only open house. The sellers took the first offer at full list price.

The Agent's Take: "It's a lovey, landscaped lot and it was very private," Motria Dzulynsky says. "The house itself was really a meticulous and state-of-the-art renovation."

Though each modification was personal, it had universal appeal to many families. "There are some side splits, but not with five levels like that one," Ms. Dzulynsky states. "It was a somewhat unconventional layout in some ways, but it worked."
