The Action: Last year, this two-storey luxury suite at Domus was twice listed with different agents, but neither secured a deal. This year, a third agent relisted at the same $1.395-million price, but recommended a fresh coat of paint and professional staging. The effort might have played a role in the owner logging 30 bookings and a fair offer within a month.

The Agent's Take: "It has very unique architecture with Gothic-like windows," agent Boris Kholodov says of the mid-rise. "And it has a very interesting location because it's not in the hustle and bustle of Yorkville, but is only a minute walk away … so you get the benefit of the location without the drawback of the noise."

This unit's setup and high calibre style also suited more affluent downsizers. "It's one of the largest units in the building, so it's a very special property," Mr. Kholodov notes. "[In addition] the staircase is one of the unique features of this property that other units in the building do not have."
