The Action: This Lawrence Park residence failed to find a suitable buyer when it was on the market over a year ago, so another agent marketed it exclusively for a month and a half over the winter holidays. Only a handful of buyers visited, so it was exposed to a wider audience via the multiple listing service. That move resulted in five times the number of showings – and a viable bid during the last few days of January.

What They Got: A 23-by-105-foot lot anchors this 1,882-square-foot structure crafted with luxuries ranging from a floating staircase and hardwood floors in the living and dining areas to 12-foot ceilings and museum-quality shelving in a lower-level recreation room with exits to the garage, front and rear yards.

Across the back of the house are bay windows in an eat-in kitchen and fireside family room with a south-facing deck with stairs to the patio and hot tub below, as well as the largest of three bedrooms upstairs with a walk-in closet and five-piece ensuite, which is one of four bathrooms.

The Agent's Take: "The house is about eight years old, nearly new, and is located on a fairly quiet street, but less than a block from great shopping, restaurant and transit on Avenue Road," agent Andrea Stark says.

"The address just squeaks into the coveted John Wanless P.S. catchment – almost none of this block can go to this school – so that was a selling point to the buyers."

There are other new alternatives nearby, but this one focused on creating a sense of space and style. "There are builders who are managing to squeeze in four bedrooms on lots about this size – so there is effectively zero backyard – so space has been well utilized in this design," Ms. Stark notes.

"[It displays] very high quality workmanship, like custom millwork, inlaid wood floors and marble bathrooms, and high ceilings with detailing like tray ceilings or beamed ceilings."
