The large one-bedroom sold within four hours of being listed – with multiple offers – says agent Rod Bahari, because buyers could see it was good value. The condo is within walking distance of transit, shopping and trails. The buyer was purchasing her first home.

What They Got: The Esplanade was built in 1995 and the one-bedroom, one-bathroom, south-facing unit is 680 square feet. It has an open-concept layout, with large walk-in closet, large bedroom, breakfast bar, separate laundry with storage, large private patio, gas fireplace, one-stall parking and storage outside the suite. It was repainted in 2009 and has an updated deck, railings and roof. The building is on a cul-de-sac near Gates Park and Coquitlam River.

The Agent's Take: The unit sold before mortgage changes went into effect on Monday, which makes it more difficult for some first-time buyers who couldn't meet the new interest-rate requirements. As a result, there was a surge of demand, Mr. Bahari says. "As well, the completion of the Evergreen Line in December is continuing to fuel the Tri-Cities real estate market, with many buyers coming from Vancouver and surrounding areas."
