LISTING AGENTS Irene Kaushansky and Philip Brown, Keller Williams Advantage Realty

The Action: Though the 36-foot frontage of this 11/2 -storey residence with a built-in garage is not as wide as the average lot, there were several buyers who immediately scheduled private showings. By the end of the week, a handful of solid offers were presented to the seller.

What They Got: A new roof shelters this brick house, which preserves its vintage 1940s style with a fireside living room and adjacent dining room with hardwood floors beneath the broadloom carpeting, along with a separate eat-in kitchen with a walkout to a small deck and 95-foot deep backyard.

The top level houses three bedrooms and the sole bathroom, while the lower level has a recreation room with above grade windows.

The Agent's Take: "There wasn't a lot in the neighbourhood, especially being west of Prince Edward [Drive] in the Sunnylea school district," says agent Irene Kaushansky. "Sunnylea Junior School is very highly rated."

Naturally, interested builders were beat out by a premium bid from a family "looking for a big project," adds Ms. Kaushansky. "Except for its roof, it was original."
