CO-OP AGENTS Louise and Jason Dodd, Royal LePage Real Estate Services Ltd., Johnston and Daniel Division

The Action: Every time agents Louise and Jason Dodd took their clients house hunting in Leslieville, they arranged an afternoon with up to a dozen private showings, including one for this Victorian-style brick townhouse that they paid full list price to own.

What They Got: Over a decade ago, this freehold townhouse was built with a modern two-bedroom and two-bathroom plan with ceramic floors in the main floor kitchen and hardwood floors in the open living and dining areas and a lower level family room that exits to the front garage and the private rear patio and garden.

On the second floor, there are laundry facilities and two carpeted bedrooms, including a master suite with a deep balcony and his and her closets.

At the end of the short street, there is a park, and at the top, there are restaurants, bakeries and streetcars along Queen Street.

The Agent's Take: "It's an infill project that runs southwards off Queen, so [the buyers]can walk to all the wonderful amenities Queen East could offer," says agent Louise Dodd.

"The big plus in my opinion was that it came with a garage and parking, which is rare in the central neighbourhoods at that price point."

The condition of this particular townhouse was also ideal for the young professionals. "It's a good first-time buyer's home," says Ms. Dodd. "Because it's newer construction, it simply doesn't have the issues and problems that come with older homes."
