The Action: In April, buyers had a dozen options to peruse in an urban townhouse complex in Liberty Village. To create demand for this two-storey unit, the Farquhar realty team staged it and invited two shoppers who lost out in a bidding war for a similar unit they sold a few doors away. One visitor produced an offer immediately.

The Agent's Take: "A huge part of the [swift sale] was preparation of the property to get it to show at its best, so it called for decluttering, staging and bringing in little touches, like pillows and making the patio look inviting," agent Adrienne Farquhar says.

"Also, the unit had been updated slightly versus a lot of the others which were original from the builder."

Buyers also relished its urban backdrop. "The other unique benefit of the unit is that it had views of the CN Tower and city skyline that was attractive," Ms. Farquhar adds.
