The Action: This Bedford Park residence on a 25-by-106-foot lot was initially priced for $1,495,000. But the promotion of other properties nearby was the catalyst for a price drop to $1.395-million, which swayed a buyer to negotiate a deal.

What They Got: This detached residence with a built-in garage is well over a decade old, but its cosmetics are fairly classic with crown mouldings and hardwood floors in both an open living and dining area and rear kitchen and family room also equipped with granite counters, stainless steel appliances and a gas fireplace between exits to a south-facing deck.

The Agent's Take: "It's a new construction home approaching 15 to 20-years-old, so it's set up the way you'd do it now, but some of the items were dated," says agent Mark Oulahen. "And it's [the size] you would get if you'd get if you maximized a 25-foot lot."

The home's whereabouts also holds long-term value. "The location is fantastic," Mr. Oulahen states. "It's halfway between Avenue and Yonge, so you could go either way for those awesome amenities, and the schools are great."
