The Action: This redesigned 1930s residence was listed twice without success last winter – once with an asking price under $2-million.
Early this month, a different agent gave it a major makeover – assisted by stager Barbara Bryan and photographer Thea Menagh – and orchestrated an aggressive marketing campaign with virtual tours, social media teasers and increased signage to direct buyers to the open house. Those efforts, among others, culminated in two rival offers, including one accepted at nearly $2.4-million.
What They Got: Within the last year, Oxford State Homes reformed this 2,233-square-foot house with traditional and contemporary luxuries, from hardwood floors and fireplaces in the living and dining area and one of four bedrooms to a new fifth bathroom on the main and an open family room and kitchen with quartz counters, island and stainless steel appliance.
- A rear mudroom with built-in storage provides access not only to side and rear decks and a refinished driveway to the double garage on the 50-by-125-foot lot, but also a 1,042-square foot basement with a wine cellar, bedroom and recreation area.
The Agent's Take: "It's an all brick, centre hall, so it has a real classic look to the exterior," says agent Belinda Lelli.
"Other North Toronto homes are typically 25-foot [wide] … so this was like having two homes put together because you have an entrance which divides the centre hall into two wings."
New landscaping and lighting were among several small changes with a big impact. "This had beautiful executive rooms … so the stager chose gorgeous and modern pieces that enhanced the home," Ms. Lelli added.
"It was a nice marriage of old and new."
