LISTING AND CO-OP AGENT Nutan Brown, Royal LePage West Realty Group Ltd.

The Action: About a dozen potential buyers committed to private showings of this centre-hall residence near Étienne Brûlé Park and the Humber River, while 100 stopped by at two open houses.

Among the visitors were clients of Nutan Brown, who guided them through a dozen options in different areas to determine that this one had the most room to grow and renovate.

What They Got: A 50-by-125-foot corner lot accommodates this three-storey house with 3,430 square feet of living space, including six bedrooms and four bathrooms, as well as a double garage and fenced backyard.

Half the main floor is occupied by a fireside living room and the other half by a dining room with wainscotting and leaded-glass windows and a tiled kitchen with walkout to a deck.

The 1,330-square-foot basement encompasses a fireside recreation room and a guest room.

Hardwood floors appear in four second-floor bedrooms, including one with a solarium and a master with his-and-her closets and a private bathroom. Broadloom cushions two third-floor sleeping quarters.

The Agent's Take: "[The buyers'] ideal location was this neighbourhood, so when this opportunity came up to personalize something and offered the amount of space that this home does, it was very attractive to them," Ms. Brown says. "The footprint is comparable, but larger than many, having six bedrooms and three full storeys."

Not only did this house have one or two bedrooms more than average, the principal rooms were extraordinary. "There was an exceptionally large living room with wraparound leaded-glass windows," Ms. Brown says. "I've not seen a living room of that calibre and scope in most of the homes in that area."
