LISTING AGENT Paul Nusca, Royal LePage Real Estate Services Ltd.

The Action: Given the size of the Residences at the Ritz-Carlton, a few private suites were always up for sale alongside this two-bedroom-plus-den corner unit. It received a few potential offers earlier this year, but once relisted under $3.9-milion, a better proposal was negotiated within a few months.

What They Got: Four years ago, a 53-storey tower was completed with a renowned five-star hotel and luxury residences above, such as this 3,300-square-foot suite the sellers redesigned through the builder, so it has two foyers, private elevator entry, a fireside living and dining area and an eat-in kitchen with full height cabinetry, windows and island with bar seating for eight.

  • Quieter quarters include a den with French doors and two bedrooms, both with private bathrooms and one with a walk-in closet and the other his-and-her closets.
  • Additional luxuries range from a powder room, laundry room and glass-enclosed wine cellar to a locker and three-car parking. Monthly fees of $3,784 cover the cost of water and heating, concierge and recreational amenities.

The Agent's Take: "When the [sellers] bought it, they had it all changed, modified and personalized … so it was one-of-a-kind," agent Paul Nusca says. "It has power blinds, 1,000-bottle wine cellar, Lutron lighting, marble floors and beautiful gas fireplace."

The suite's size and setting were also defining features. "It's one of the larger [units]," Mr. Nusca adds. "[Plus,] it has the nicest view in the building, facing southwest."
