LISTING AGENTS Jenelle Cameron, Laura Golbeck and Miranda Mckenna, Re/Max Hallmark Realty Ltd.

The Action: In late spring, the Upper Beaches had many vacant houses for interested buyers, including nearly 20 who toured this more than decade-old home with a built-in garage. One of the early visitors submitted a pre-emptive offer that was subsequently countered by another serious shopper.

What They Got: Constructed in 2003, this two-storey house has a 2,100-square-foot plan with upgraded appointments, from pot lights, crown mouldings and hardwood floors in the living and dining area to a basement with 12-foot ceilings above a carpeted bedroom and recreation area with a patio exit.

The balance of the home contains a central eat-in kitchen and rear family room with a walkout to a deck overlooking the 25-by-140-foot lot, and three upper bedrooms, including a master with a walk-in closet and one of four bathrooms

The Agent's Take: "It's only 10 years old and most of the houses there are older, and it's pretty large, has a nice garage and things some of the other ones don't have," agent Jenelle Cameron says.

"It's totally open concept – when you walk in the house there is a mid-floor, so you either go down to the basement, which has unbelievably high ceilings, or you go up to the living area and kitchen – so it's definitely a unique layout with lots of levels and lots of space"

The property is also in a spot that's easy to get around town. "It's nice because it's a short walk to Kingston Road or maybe 10-minutes down to Queen Street," Ms. Cameron says.

"That street is also so close to the GO Train and subway too, so it's a perfect location."
