LISTING AGENT Nadine Robbins, Sotheby's International Realty Canada
The Action: The first visitor to this three-bedroom suite at the Liberties complex in early August was the first to make an offer. That bid was challenged by another would-be buyer, but quickly countered by the first bidder, who upped their initial proposal to $852,000.
What They Got: This 1,380-square-foot suite with a 200-square-foot terrace off the eat-in kitchen is in the first tower completed within a three-tower complex constructed several decades ago. Hardwood floors flow through the living and dining areas and all three bedrooms. The largest bedroom has his-and-hers closets and one of two full bathrooms.
Monthly fees of $1,110 cover utilities, cable, 24-hour concierge and use of the gym, sky-lit pool, party room and rooftop deck. The suite comes with parking.
The Agent's Take: "The Liberties is a much older building, so you get a lot more for your money. [For instance] to find that kind of space in that location at Bay and College is a really good deal, even at over-asking," agent Nadine Robbins says.
"[Plus] this is a very special unit, it's on the third floor with the feel of a house because it faces west and east, it has a private terrace and has about 1,400 square feet internally."
Not only is this unit one of three with that layout, it also has distinguishing décor and eastern views of College Park. "The finishings are to a much higher standard than most in the building," Ms. Robbins adds. "And it overlooks trees, so it feels like you're out in the country."
