LISTING AGENT Nutan Brown, Royal LePage West Realty Group Ltd.

The Action: Just north of the entrance into High Park, this three-bedroom penthouse at Gothic Heritage Estates racked up about 10 showings earlier this year. A deal of $1.05-million was finalized just before another unit came online.

What They Got: In 1889, the first mayor of West Toronto was the sole owner of this stately Victorian mansion, which was restored and reconfigured as seven condominium suites around 2007.

The top floor is dedicated to this 1,846-square-foot unit with a 600-square-foot wraparound terrace off an eat-in kitchen with an island, hardwood floors and steps down to a fireside living area with vaulted ceilings.

Conveniences include four bathrooms – three ensuites – kitchen and laundry appliances, storage and surface parking, plus water covered by monthly fees of $946.

The Agent's Take: "It's a beautiful building rich in history and in a great location," agent Nutan Brown says.

"Each unit is quite unique in size, price point and finishes. Ours was the largest, occupying the entire floor."

Furthermore, this penthouse is the only one with private elevator access and extensive outdoor space.

"In much more expensive units, you might have private elevators, but certainly at this price point, I've never seen something like this, it was great," Ms. Brown states.

"Anyone downsizing from a house to a condo would have loved the fact it had that much outdoor space … and it's south and west-facing, so the light was incredible in the unit, as well as on the terrace."
