The Action: Across from the Royal Ontario Museum, it can take a year for a vacancy to open up at Museum House and months to get matched with an affluent buyer. However, the price of this two-bedroom-plus-family-room suite – under $1.6-million – quickly mobilized 15 shoppers to book private tours this March. Shortly after, a visitor registered a deal.

What They Got: Just four years ago, a luxury high-rise was completed with just 27 lavish suites, such as this1,942-square-foot model on the fourth floor with direct elevator access and parking.

Interior appointments consist of 10-foot ceilings, hardwood floors and gas fireplaces in a family room and adjacent entertaining area that opens to a balcony, dining space and kitchen with an island, Sub-Zero and Miele appliances.

Practical features include three bathrooms, a walk-in closet in the master and ensuite laundry facilities.

Monthly fees of $2,461 covers water and heating costs, 24-hour concierge, doorman and valet services, plus a gym, party room and guest suite with a terrace.

The Agent's Take: "It's a boutique building where the service is impeccable," agent Boris Kholodov says. "All the units have private elevator access, which is a feature people find sexy."

This particular unit appealed to buyers without eight-figure budgets. "This would be one of the smallest units in the building," Mr. Kholodov says.

"It was an opportunity for someone to get into the building at that price level without having to pay much more for bigger suites."
