LISTING AGENT Ira Jelinek, Harvey Kalles Real Estate Ltd.
The Action: Within the past few years, only a couple vacancies have popped up at the Fairground Lofts complex adjacent to the Woodbridge Fairgrounds, so this one-bedroom townhouse swiftly banked more than two dozen showings and sold in late March close to its list price.
What They Got: About three years ago, two historic Victorians were relocated and restored at the gateway into a series of new single and multistorey stacked townhouses. Representative of the former is this 653-square-foot unit with street-level entry, west-facing windows and surface parking.
The original owner opted for upgraded appointments, such as oak floors and pot lights nine-feet above the open living and dining areas and Caesarstone counters, sleek custom cabinetry and stainless steel appliances in the U-shaped kitchen. Plus, an exposed brick wall appears in the bedroom and Calcutta marble walls and heated floors grace the bathroom.
Monthly fees of $165 cover water.
The Agent's Take: "It's a low-rise stacked townhouse complex, so it doesn't provide any amenities, therefore the condo fees are less," agent Ira Jelinek says. "Another thing that makes this unique is a third of the townhouses in the complex front onto Kipling and the rest are behind and set back on a courtyard."
This particular unit made its mark as a compact, yet contemporary domicile. "It's one of the smallest units, most of them are two-storeys, two-bedrooms and two-washrooms," Mr. Jelinek notes. "The owner worked for the building company, so he got all the bells and whistles."
