The Action: This spring, so many sellers were seeking buyers for their properties, more than two months of marketing was often necessary to get an offer, estimates agent Courtney Atkinson. But one exception was this detached bungalow near Coal Banks Trail that winds through Rutgers and Nicholas Sheran parks. It had a high volume of visitors and an offer in less than a month.

The Agent's Take: "Of the Varsity Village neighbourhoods, this particular one is probably one of the more desirable ones," says Mr. Atkinson. "[Plus, this house] is along the straight stretch of the crescent, so there wasn't a huge amount of traffic."

The quieter setting draws many first-time buyers, rather than renters, hoping to set down roots in bungalows such as this one. "[The sellers] had done extensive work," Mr. Atkinson states.
