Co-op agents: Irene Kaushansky and Philip Brown, Keller Williams Advantage Realty
The clients of Irene Kaushansky and Philip Brown wanted a property in need of repair in Seaton Village, but were convinced it was a better option to buy a High Park residence in better shape.
"It made more sense to … push the budget a little bit, but then give [our clients]the security and stability to really focus on building [their] careers, not building bathrooms and basements," says Mr. Brown.
"So they ended up with was a house that has been very nicely renovated in a fantastic neighbourhood."

This modern two-storey house was built in the 1990s and was updated with newer roofing and interior finishes in the last few years.
It showcases an ivy-covered brick façade with aluminum siding, bay windows and skylights.
Inside, there are three bedrooms, five bathrooms and a lower-level bedroom and office with an entrance to the garage, which was converted into living space.
"Architecturally and design-wise, it was a little out of the norm," says Mr. Brown. "Most of the things in High Park are elegant, older homes."

The master suite has a walk-in closet and access to one of two three-piece bathrooms amid the bedrooms upstairs.
Hardwood floors throughout stop short of the limestone in the eat-in kitchen, which has newer maple cabinetry.
The open living and dining area has a brick wood-burning fireplace flanked by sliding doors to a tiered deck overlooking a secluded backyard and patio. "It was a lush oasis in the middle of the city," says Mr. Brown.
The property is also steps from acres of parkland, including High Park, plus schools, library and public transit.
