The Action: In the Beaches, barely any residences were up for sale and even fewer multiplexes like this two-storey house early this spring. To accommodate tenants' schedules and more than 100 shoppers, agent Ed Allan oversaw group showings until an individual stepped up with an offer.

The Agent's Take: "There was a lot of interest because there really isn't much rental property out there, especially in a good neighbourhood," says Mr. Allan. "The units were anywhere from 400 to 600 square feet."

Tenants could also do without a car given its proximity to 24-hour streetcars, shops, restaurants, beaches and a boardwalk.

"It's a fabulous location, very close to the Beaches and a block away from Queen and Woodbine," says Mr. Allan. "It has lane access at the back and a very good two-car garage, which is ideal for people with cars."
