The Action: Late last year, many properties in Richmond Gardens were selling for close to or just over their asking prices.
This detached bungalow, situated on a quiet, well-treed street a short drive from Richview Collegiate Institute, had a steady stream of visitors and a couple offers the sellers could compare against each other.
What They Got: A 50-foot-wide lot stretching back 106-feet accommodates this 1970s brick and stone structure nestled between a south-facing backyard and long driveway to a built-in double garage.
The design and decor is classic with hardwood floors in all three bedrooms, fireside living room and dining area with a walkout to a deck, as well as tiling in the eat-in kitchen and fireside recreation room with a wet bar in the basement, which also has a fourth bedroom, office and second bathroom.

The Agent's Take: "It's on a very good street," agent JoAnne Gludish says. "It's in Richmond Gardens, which gives the buyer access to Richview high school, which is a very desirable high school, and the Catholic school is very desirable as well."
Buyers also got more than they bargained for with this home. "A bungalow is a little bit unusual for that neighbourhood, most of the houses are two-storeys or back or side-splits," Ms. Gludish adds. "It did need work, but it was large."
