The Action: This detached residence was professionally staged, photographed and filmed and priced under a million dollars to reel in potential buyers. Combined, these measures generated a bidding war after more than 70 visitors conducted private tours.

What They Got: A linear park runs down the centre of a quiet street lined with several homes, like this century-old house with one-car parking and a fenced, south-facing yard on the 20-by-126-foot lot.

In recent years, the sellers added modern touches to the brick residence, updating the mechanics, removing walls between a fireside living area, dining space and kitchen, which is also revamped with hardwood floors, pot lights, stainless steel appliances, a quartz-topped island and sliding doors to a deck.

One bathroom serves three upper bedrooms, while a second was given a sleek makeover off the lower level family room.

The Agent's Take: "This is a detached house, but it wasn't big since there was no addition at the back," says agent Boris Kholodov.

"But it was renovated thoughtfully by the current owners, so the main floor is open concept, so the property is very practical for a family."

The choice of interior appointments were also noteworthy. "It was slightly above what you'd find in the area normally, but certainly in the style that's very popular today," Mr. Kholodov adds.
