The Action: There were about 20 showings and two busy open houses for this recently updated semi-detached property near the Don Valley ravine and Danforth Avenue.

On the day offers would be entertained, the sellers had five proposals to evaluate.

What They Got: This 1930s era home has a modern open concept living room and an adjacent dining area, yet a traditional eat-in kitchen with a walkout to the fenced yard at the back of the 17-by-29-foot lot.

The Agent's Take: "It had a very homey feel," says agent Irene Kaushansky. "Other than the kitchen – which needed updating – everything else was done: it had two beautiful bathrooms, a nicely finished basement and a nice yard for a small semi-detached, Riverdale home."

The absence of parking was of little concern to buyers. "The school district, walking distance to the subway and proximity to the Danforth superseded the lack of parking," Ms. Kaushansky explains.
