The Action: Fixing up this semi-detached, Lesliveville house with everything from a new stylish door to staged decor, resulted in a strong turnout at two open houses and a four party bidding war before the week's end.

What They Got: New landscaping and fencing around the 15-by-119-foot lot are the first visible updates to this 936-square-foot house with an open living room, central kitchen remodelled with butcher block counters, island and stainless steel appliances and a formal dining room with an exit to the patio and two-car parking off a lane.

The top floor was divided with two bedrooms with hardwood floors and sole bathroom, while the 388-square-foot basement was left unfinished.

The Agent's Take: "It's literally steps to Queen [Street], so the location is amazing," agent Cameron Weir says. "It's a two-bedroom freehold with parking, so there are quite a few similar ones that sold the $650,000 range."

But what pushed up the value of this home was its classic, yet contemporary design. "The modern kitchen was a big selling feature for most of the more than one hundred people who came through the open house," Mr. Weir says.

"Having a separate back room that could be a dining room, den or home office with a walkout to the back yard was a definite plus."
