The Action: Arranging showings around a tenant's schedule made it a challenge to ferry buyers through this two-bedroom suite at West Harbour City. About 10 buyers toured the interiors weekly – plus several at two open houses – so the sellers' patience paid off as a rejected lowball offer re-emerged at a higher price.

What They Got: On the eighth floor of a roughly three-year-old building, this 1,049-square-foot unit was given a modern aesthetic with nine-foot ceilings, hardwood floors and open living and dining space with a balcony at one end and cooking quarters in the corner with stainless steel and granite features.

Behind doors is a bedroom with a second balcony and a master with a walk-in closet and one of two full bathrooms, plus a laundry room.

Other essentials include a locker and parking, along with monthly fees of $523 to pay for 24-hour concierge, guest suite, gym, indoor pool and meeting room.

The Agent's Take: "It's probably bigger than most [suites], and that building – and a lot of those Fort York area condos – you can get something bigger price per square foot compared to right in the core," agent Michele Pedro says. "So it was the lowest price unit at the time in that size."

Increased development nearby also boosts the appeal of this complex. "There's a grocery store that is being built at the corner of Bathurst and Lake Shore, so in the future, it's a good investment," Ms. Pedro notes. "The area is growing and … there's going to be more, as far as amenities go."
