The Action: This one-bedroom-plus-den suite in the Colours residence at the corner of 1st Street and 13th Avenue is set among downtown attractions and a block from the lovely Central Memorial Park. First listed for $379,000, after a few weeks without an offer – and the impending threat of more units to contend with over the summer – the price was reduced to $369,900.

The lower ask enticed a buyer to negotiate a deal.

What They Got: On the 11th floor of a six-year-old high-rise, a 715-square-foot space is anchored by open quarters with nine-foot ceilings, polished concrete floors, floor-to-ceiling windows and sliding balcony doors, as well as granite and stainless steel appointments in the L-shaped kitchen. Enclosed are a den and master suite with sliding doors, which when open to the living room close off a work station.

Other essentials include a four-piece bathroom, en suite laundry facilities and parking, plus monthly fees of $350 that also cover heating and water.

The Agent's Take: "It's in one of those funky, industrial buildings with a lot of glass, so it was pretty sought after," says agent Joel Gwillim.

"[Plus] it's a really great location. First Street has come a long way in the past five to 10 years. It was not a sought-after location, but now there are three to four high-rises, so there's lots of retail, coffee shops and restaurants, so it's a cool street now."

This unit itself had some luxuries. "There are a lot of one-and-dens in here, but the den can double as a second bedroom … so they're good floor plans," Mr. Gwillim states. "This was west-facing, so it has some nice sun exposures in the evenings, and it has a downtown view off to the north."
