LISTING AGENTS Jill Stewart and Robert LePage, Royal LePage Real Estate Services Ltd.

The Action: A few blocks north of Bloor West Village restaurants, shops and subway, there is a cul-de-sac with a few dozen houses that owners rarely vacate. For instance, the owner of this detached residence had lived there for 60 years. There were requests for over 40 private showings, eight of whom eventually made an offer to buy.

What They Got: On a 25-by 100-foot lot siding onto Lessard Park, this roughly century-old house was well maintained with updated mechanics, including new heating and cooling systems, and a remodelled eat-in kitchen with a walkout to a garden.

Past the enclosed porch, the main foyer has access into a fireside living room and dining area with hardwood floors, as well as a stairwell connecting to four bedrooms and the largest of three bathrooms on the second floor.

Large spaces for storage include an unfinished basement and a detached garage off a mutual driveway.

The Agent's Take: "These houses look so similar from the street, but they do vary inside," says agent Jill Stewart. "This kitchen was particularly spacious, which would be attractive to folks, and it has a main floor powder room, which is an unusual find."

More importantly, this property has a premium location at the end of a dead-end street, next to a parkette. "The community had gotten together a few years ago to build a new playground," says Ms. Stewart. "Kids could run out the door to the park and you could watch them from your window, so that was a very attractive attribute to this house."
