LISTING AGENT Bill Mohan, Sutton Group Realty Systems Inc.

The Action: On a quiet street within a five-minute drive of Sherway Gardens and Colonel Samuel Smith Park on the waterfront, this semi-detached residence was priced under $400,000 to generate interest among buyers looking for an affordable single-family home in the city.

Offers were held off until a specific date, on which more than half a dozen were presented.

What They Got: In the Alderwood Village community, a 33-by-132-foot plot of land accommodates private parking, a fenced backyard and this 60-year-old brick house composed of three bedrooms upstairs, two full bathrooms and separate living and dining rooms.

Finishes consist of hardwood floors in most areas, laminate flooring in the kitchen, which has a walkout to a deck, and carpeting in a lower level guest room.

The Agent's Take: "It's in an area that's up-and-coming and lot of people are renovating or adding new houses," says agent Bill Mohan. "This needed a lot of work, but it's an okay size."

Buyers were also keen on the amount of outdoor space available there. "One of the draws for Etobicoke in general is that people who grew up in that area are moving back to get some land," Mr. Mohan adds. "It was a really nice lot: it was wide, had a private drive and a big backyard."
