LISTING AND CO-OP AGENT Nutan Brown, Royal LePage West Realty Group Ltd.
The Action: When agent Nutan Brown heard the scope of her clients' renovation plans, she asked them to consider buying an updated property nearby instead. The first and only one they looked at – this remodelled three-storey estate on a gently sloping 75-by-190-foot ravine lot – confirmed it was less of a hassle to relocate than remodel.
What They Got: Over a decade ago, the detached two-car garage behind this 86-year-old residence was rebuilt as a three-storey structure with four-car parking, a lower-level workshop and potting shed and a second-floor family room with a fireplace, fifth bathroom and interior stairs down to the custom French country kitchen.
The front of the home retains its traditional layout with a foyer between the dining room and a fireside living area with a den to the side.
There are six bedrooms, including a second-floor master suite with a walk-in closet and private bathroom, plus a guest room off a lower-level recreation room with a walk-up to the south-facing backyard.
The Agent's Take: "It's one of the finer homes in the area," Ms. Brown says.
"It sits very high [on the lot], so the view from there is magnificent. You can see the city so well by day and beautifully lit up at night, and from the kitchen it has a covered portico with an outdoor dining and sitting area that is quite unique to the neighbourhood."
Plus, merging the home and garage was a notable innovation. "It's a really unique feature I haven't seen in any other home," Ms. Brown states.
"The coach-house addition was done so perfectly that it is difficult to tell where the original house ends and the newer/renovated addition starts [utilizing] the same stucco, stone and leaded windows as the original house."
