The Action: There's no guarantee of bidding wars in parts of Burlington, but this detached residence with an attached garage quickly scored a trio of offers following an open house and 15 rounds of showings this summer.

"The floor plan had probably been altered from what the builder had originally offered, so it made it a little more usable and family-friendly."

Extra room for recreation also extended outdoors. "It had great curb appeal, great landscaping. As soon as you pulled up you could see that the garden was well maintained, and the backyard had a small pool, which was prefect for young kids and adults," Mr. Khera notes.

"The neighbourhood itself is also very family- and child-friendly. Every time I went there, there were always children playing on the street."
