LISTING AGENTS Sue Johnson and Sarah Thompson, Dexter Associates Realty

THE ACTION: To give this 2,444 square-foot residence a heaping helping of market exposure, private showings and an agents-only and public open houses were scheduled over the period of a week.

WHAT THEY GOT: This 34-year-old house was built on a 33- by 122-foot corner lot with a patio, secluded side yards and an attached double garage.

The main entrance opens into the lower level, where there is a games room, a family room with one of two fireplaces and bedroom, as well as one of three updated bathrooms.

The level above was designed with a living room, a dining area, and a remodelled eat-in kitchen with a walkout to a large deck, in addition to three bedrooms, including one with an en suite bathroom.

Countless amenities are within easy walking distance from the property, such as Pacific Spirit Regional Park, beaches and West Tenth shops.

THE AGENT'S TAKE: "Although, it's in the fabulous catchment area of Point Grey - across from the lush greenbelt from the University Endowment Lands and is close to a golf course and all those amenities – Blanca is a busier street with a bus route that goes up there," says agent Sue Johnson.

But the trade-off made the property more affordable, along with its distinctive design, known as the Vancouver Special. "They were built boxy, which although architecturally isn't appealing from the outside, they had great form and function," adds Ms. Johnson. "It's set up so you could do two separate living accommodations."
