The Action:About two dozen shoppers scheduled a private tour of this newly built, 2 1/2-storey residence on a 31- by 142-foot lot in Moore Park.

What They Got:Local builder Keystone Group and architect Peter Higgins, created this over 3,000-square-foot residence with luxury appointments throughout, which is immediately evident from the formal garden, interlocking brick driveway, buffed brick façade and limestone porch.

Inside, quarter-sawn oak hardwood floors and intricate ceiling treatments dress up the fireside living room, adjacent dining area and combined eat-in kitchen and family room. The space also includes walnut and high gloss cabinetry, marble and stainless steel counters and garden doors to the south-facing backyard.

There are three bedrooms on the second floor, including a master retreat with a sky-lit ensuite – the largest of five bathrooms with heated floors and marble or porcelain tiled walls. The third floor accommodates a sky-lit office and a fourth bedroom with a balcony and another sky-lit bathroom.

The basement consists of a bedroom, library and recreation room, plus a climate-controlled wine cellar with an 800-bottle rack.

The Agent's Take:"This is certainly a family home, but it isn't a conventional family home because it has many modern elements, yet it is in a neighbourhood where traditional architecture is prevalent," agent Boris Kholodov said. "Landscaping is an integral part of a residential property and it is overlooked in many new infill homes these days. But in this case, a lot of time and effort was invested."

Practical details were also looked to in the construction, starting with built-in storage in the master suite.

"What's very unique is that it has a vestibule that acts as a walk-in closet. The room is fully panelled, has floor to ceiling, wall-to-wall mirrors, and is separated from the sleeping area and landing with pocket doors," Mr. Kholodov explains. "The powder room is thoughtfully located downstairs, straight ahead … of course, it's a large and luxurious room, which would not be possible if it was on the main floor."
