The Action: Compared with Cabbagetown residences on Wellesley Street priced around $1.2-million, this two-storey row house on a dead-end street south of St. James Cemetery was a more attractive and affordable alternative for two buyers bidding against each other on the offer date in late March.

What They Got: Within a row of heritage-designated houses – rumoured to be occupied by Bloor Viaduct construction workers – is this brick Victorian built circa 1875 on a 14-by-116-foot lot with one-car parking off a rear laneway.

Inside, the three-bedroom home was recently modernized with new hardwood floors in living and dining areas with 10-foot ceilings, two updated bathrooms and a kitchen with granite counters and a walkout to a deck, fenced patio and backyard.

The Agent's Take: "It's a pretty good price to get into Cabbagetown," agent Jenelle Cameron says. "It was pretty cute and had good-sized rooms for being on such a small lot."

Though some neighbouring homes span four to six feet wider, this one utilized its space well. "It was nicely renovated, so it showed well," Ms. Cameron says.
