10 Spring Valley Terrace S.W., Calgary, Alta.

The Action: Late last year, Calgary house hunters had the upper hand in picking their next home in the west-end, forcing sellers to wait an average of 90 days to close a deal. So to speed things along for this luxury, two-storey residence, it was priced at $1.49-million, which enticed a dozen shoppers to book an appointment and one to follow through with a $1.438-million offer.

What they got: In 2008, boutique builder, Windsor Brunello, crafted this 3,056-square-foot home on a 0.33-acre lot with exquisite finishes and practical luxuries, such as decorative cornice mouldings, soapstone countertops and convenient in-floor heating. The house has five bathrooms and a triple garage with a dog shower and storage space.

The kitchen

The three-bedroom structure has a centre hall set up with a foyer between a fireside living space and formal dining room with wainscoting, coffered ceilings and a butler’s pantry linked to an eat-in kitchen and fireside great room with full-height cabinetry, an L-shaped island with two sinks and access to the patio and tiered yard.

The 1,888-square-foot basement has a more casual atmosphere with a built-in wet bar in the open recreation room, gym, media room, cellar and guest suite.

The Agent’s Take: “The quality of it was terrific and it had a timeless look to it with quarter-sawn oak floors and lots of millwork,” says Lisa Tomalin-Reeves. “The tenant in it had gorgeous furniture, so it showed really well.”

This home’s surroundings were equally coveted. “It’s a nice spot with a little exposure to other homes behind it, but that community is highly regarded,” Ms. Tomalin-Reeves adds. “It has good proximity to amenities, and there are lots of private schools around there, so it’s a little more of an affluent area of the city.”
