The Action: In Calgary's popular northwestern suburb of Tuscany, this two-storey house on a 0.13-acre corner lot hosted many visitors when listed at $519,900, but no one returned with an offer. As soon as it was reduced to $499,900 this summer, several showings were requested and competing offers emerged.

What They Got: This 1,569-square-foot house was built in 1997 with a three-bedroom, four-bathroom plan and an attached double garage out front.

The main floor layout has the kitchen alongside a living room with fireplace and access to an outside deck. Laundry facilities are on the lower level, with a fully outfitted basement suite and direct access to the patio and fenced backyard.

Homeowner association fees are $250 annually.

The Agent's Take: "[Former] prime minister Stephen Harper used to have a home in Tuscany," says agent Bryon Howard. "It's a very desirable northwest part of the city. It's close to the mountains and lots of homes have great mountain views and walkouts, and there are great amenities, like the schools, shopping and the LRT."

The home itself is fairly typical of the area, though on a corner lot, and offers more parking and potential rental income.
