DAYS ON THE MARKET Two

LISTING AGENT Ira Jelinek, Harvey Kalles Real Estate Ltd.

The Action: For buyers who want a carefree condominium midtown, a popular choice is often the Quantum complex, where this two-bedroom corner suite had nearly a dozen buyers descend on it once it hit the market this summer. Among the crowd was the offspring of a realtor, who swiftly negotiated a deal.

What They Got: About eight years ago, MintoUrban Communities completed a two-tower community with hundreds of suites above, like this 931-square-foot model bound by walls of windows and balconies off the principal room and master suite with a walk-in closet and one of two full bathrooms.

Wet stations include a U-shaped kitchen with built-in appliances and granite counters, as well as ensuite laundry facilities.

A locker and parking come with the unit, along with monthly dues of $599 for heating and use of common facilities.

The Agent's Take: "It's a great size … [and] it has a perfect layout with no square footage wasted," agent Ira Jelinek says. "It was a corner unit with northwest views, so it had a really nice western sunset."

The high-rise also has a solid reputation among buyers. "It's probably the most well-known building at Yonge and Eglinton, right across from the subway, right in the thick of things at Yonge and Eglinton, not off on a side street," Mr. Jelinek notes.

"And it has all the amenities you could want, like concierge, a huge gym and great indoor pool."
