The Action: Late last year, this two-bedroom corner suite was among several units up for sale in the Prince Arthur residence near the Royal Ontario Museum. Like many units, this one spent a few months on the market as an early offer was turned down in hopes of a more favourable proposal for the sellers.

What They Got: In the southeast corner of a prestigious residence built in 1999, this third-floor suite maintained its original 1,360-square-foot plan, with two carpeted bedrooms with full bathrooms, a kitchen with ceramic floors and an open living area and a dining room with wood floors.

The unit comes complete with a powder room, cooking and cleaning appliances, plus a locker and underground parking spot.

Monthly fees are $1,176, plus heat and hydro. Concierge and valet parking are on site, as well as a gym, recreation room and 10th-floor terrace.

The Agent's Take: "It has a very traditional layout with a separate eat-in kitchen and a formal foyer," agent Boris Kholodov said. "This would be smaller than most suites in the building, but not by much."

In many respects, this unit was also in a prime position "facing the old Four Seasons hotel and Prince Arthur Avenue," Mr. Kholodov said. "[Plus] it's a building known for a high level of service offered by the staff."
