LISTING AGENT Myron Dylynsky, Royal LePage Real Estate Services Ltd.

The Action: In the last two years, a short, treed street near Centennial Park has seen just three bungalows sell for an average of around $540,000, so this one was priced accordingly at $599,000. After more than a dozen showings midweek and two busy open houses on the weekend, the best of four offers was $31,000 over the list price.

What They Got: The first and only owners of this raised bungalow kept it in the same condition as when it was constructed in the 1960s, with a classic brick facade, hardwood floors in all three bedrooms and crown moulding in the living room by the eat-in kitchen.

There is an office, games and recreation room with panelled walls in the basement, as well as one of two bathrooms.

The 48-by-142-foot grounds support an interlocking patio and private driveway to an attached double garage.

The Agent's Take: "The main selling features of the house were its quiet residential street near Centennial Park and its oversized lot, 142-feet deep, with fruit bearing trees," says agent Myron Dylynsky. "If I had to guess, it's a good 20 feet deeper than most other properties around there."

Many families also saw this property's potential with some personalization. "It's original, but very well maintained by a single owner since it was built in 1963," Mr. Dylynsky adds.
