LISTING AGENT Paul Johnston, Right at Home Realty Inc.
The Action: About 80 potential buyers were given showings of this detached, three-storey duplex just south of the shops and restaurants on Bloor Street, near Ossington subway station. Four competing offers drove the final selling price up to $850,000.
What They Got: This roughly 90-year-old residence in the popular Dufferin Grove community contains two apartments, including an unfinished unit on the main and lower levels, and an owner-occupied unit above.
The completed two-level suite has a living room, a dining room and an eat-in kitchen with a covered deck on the second floor, as well as two bathrooms and two bedrooms on the third floor, including one with outdoor space.
At the back of the 29-foot by 123-foot grounds, there is a detached, three-car garage off a rear laneway.
The Agent's Take: "I call it a unique home in the making," says agent Paul Johnston. "First of all, the home was a true, brick house, and all the heavy lifting was done in respect to converting it into a duplex – the electrical, plumbing and framing work [was all done]– so it was down to the last finishing level."
The property was also a smart investment in many respects. "It also didn't surprise me it went for multiple offers because it had been done under permits," says Mr. Johnston.
"I don't think I've sold a three-car garage and it really was three cars side by side because the lot was 30-feet wide, so that is rare."
