The Action: Agent Clint Clarkson and his clients toured about half a dozen west-end homes in Lethbridge before determining they wanted to negotiate a deal for this detached house in the Sunridge neighbourhood.

What They Got: On a 36-by-107-foot lot a few paces away from Sunridge park and lake, which anchors the low-rise community, this three-year-old house encompasses 1,947 square feet of living space across two floors, a fenced backyard, deck and detached double garage with laneway access.

Flooring varies from laminate to linoleum to carpeting inside, where there is an open living room, dining area and kitchen with high-end maple cabinetry, appliances and island with a breakfast bar, as well as five bedrooms, including three upstairs and two in the basement, along with a recreation room and one of four bathrooms.

The Agent's Take: "The price was really good for the square footage and the house was immaculate – in great shape with a really good floor plan," Mr. Clarkson says. "[For instance,] the layout is a bit different for a two-storey home because it's a pretty open floor plan, almost like a bungalow floor plan."

The pastoral setting was another highlight. "It's close to a nice park, walking paths and little pond," Mr. Clarkson says.
