CO-OP AGENT Honey Moore, Royal Lepage Real Estate Services Ltd.

The Action: In the Highgate community overlooking the Charles Sauriol Conservation Area in Don Mills, a renter was given notice to vacate, but this one-bedroom-plus-den suite presented the perfect opportunity to remain in the complex.

What They Got: A 30-year-old high-rise has just four units on the sixth floor where this 1,419-square-foot suite is located with classic crown mouldings, granite counters, hardwood, porcelain and ceramic floors, and floor-to-ceiling windows facing east.

High traffic areas include a formal foyer, eat-in kitchen and combined living and dining areas, while more privacy is provided in the den and bedroom with the larger of two bathrooms.

The unit comes with ensuite laundry facilities, locker and parking, plus monthly dues of $752 for utilities, cable and on-site gym, putting greens, tennis and squash courts.

The Agent's Take: "The complex called the Highgate – two buildings built in the 1980s – have maintained a high level of desirability," agent Honey Moore said.

"The two buildings share a wonderful recreation centre, complete with pool, bridge games, et cetera, and like most older buildings, offer considerably more square footage than the new condos coming on."

For instance, though larger units were available, this one was sufficient for the buyer. "This is one of the smaller units in the building," Ms. Moore said.

"[Plus] this particular unit had been totally renovated by the ownerand then rented for a couple of years prior to the sale."
