LISTING AGENTS Nancy, Elden and Daniel Freeman, Freeman Real Estate Ltd.

The Action: Agents Nancy, Elden and Daniel Freeman recommended this detached property be listed before Christmas when there was barely anything else available in the Annex. More than 130 shoppers swarmed the house for a tour and several followed up with competing offers.

What They Got: Within the past two decades, this three-storey house was gutted and rebuilt with classic features, such a fireside living room and dining area with hardwood floors and a separate kitchen with ceramic floors and a walkout to a 13-by-22-foot deck and fenced backyard.

On the upper floors, there are four bedrooms, an office, laundry facilities and two bathrooms, including a third floor master en suite with a deck.

Off the right-of-way driveway on the 25-by-110-foot lot is a side door to the basement where there is a bedroom, bathroom, eat-in kitchen and carpeted living area.

The Agent’s Take: “The typical house in the area is a semi, so it’s rare to find a detached – and such a wide detached – house,” says agent Elden Freeman. “There was nothing of the old house left inside. It had been done from the bottom to the top in the last 20 years.”

Supporting components were also vital to the sale. “It also had parking and a big backyard,” Mr. Freeman states. “It had a side entrance to the basement, which had been rented as a basement apartment before the previous owners purchased it, so that was an attraction too.”
