LISTING AGENTS Jill Stewart and Rob LePage, Royal LePage Real Estate Services Ltd.

The Action: This two-storey, brick house in the popular Kingsway community was listed for the first time in four decades, so over 30 buyers booked private showings to get a more intimate tour than they'd get at the open house event.

Three buyers returned on the day offers could be presented and the stakes were raised to over $1.1-million.

What They Got: On a short street running between Bloor Street and The Kingsway, this Tudor-style residence boasts a centre-hall plan with period details like hardwood floors and modern upgrades, including new wiring and roofing.

For formal gatherings, there is a fireside living room and a dining room, while casual affairs would be better suited in the lower level recreation room, main floor den, breakfast room or family room, which opens to a deck.

The second floor was composed of one of two bathrooms and four bedrooms. A smaller one has a walkout to a roof and the largest has a semi-ensuite bathroom and his-and-her closets.

A private driveway and detached double garage round out the 50- by-125-ft lot.

The Agent's Take: "It was a Tudor-style, four-bedroom house that hasn't been on the market for years and years, so it's something that gets people's interest," agent Jill Stewart said. "All the original character was intact [such as]the wood trims, leaded windows, etched glass, crystal door knobs and a breakfast nook with all the original cabinetry."

Retaining the traditional charm also permits the seller to make big changes in more ways than one. "If anyone wanted to update it, they sort of had a clean slate," Ms. Stewart said. "It stood tall, so it would be easy to establish a third floor."
