LISTING AGENT Nutan Brown, Royal LePage West Realty Group Ltd.

The Action: In the Richview community nestled between highways 401 and 27, there were a few homeowners angling for buyer's attention in November. Out of more than two dozen visitors to this detached residence with a built-in double garage, one shopper negotiated a bid before a second week of promotions.

What They Got: Abutting a green corridor is a 49-by-130-foot lot with a back gate to this 50-year-old house with a classic eat-in kitchen and living and dining areas, as well as a carpeted office and family room addition.

Four private quarters were delegated upstairs, including a master with one of the smallest of four bathrooms, and a fifth bedroom in the 1,000-square-foot basement with more than seven-foot ceilings and a fireside recreation room.

The Agent's Take: "It's a great family neighbourhood, and although it's pretty close to highways, you never really hear the noise," says agent Nutan Brown. "It has a really big backyard and then it backs onto green space, so it's like an extension of your backyard."

This vintage home also has several family essentials. "All the room sizes were really great and … because it had been well maintained over 50 years – even though it was dated – it was in great, solid condition," Ms. Brown says.

"And they did a two-storey addition at the rear of the property, which gave it a main-floor family room as well as a basement bedroom, and that gave it so much more value and living space."
