The Action: The seller turned down three close offers prior to accepting the final sale price. She stuck to her bottom line and it paid off.

The upper unit features laminate floors, some updated appliances, a gas fireplace, balcony that faces a courtyard and ensuite laundry. The building also has a gym, parking and large storage units. "You usually have to go right to the edge of Vancouver to find an apartment with ensuite laundry under $250,000," says listing agent Keith Roy, who says the condo was "in excellent shape."

The Agent's Take: An agent's skills are put to the test when it comes to marketing condos that aren't new, Roy says.

"The often untold story of older Vancouver condos is minimal price growth, regular sales cycles of one to two months on the market, and tough negotiations," he says.

"Sometimes, the real story of Vancouver real estate gets lost behind the headlines of the large house sales."
