LISTING AGENTS Honey Moore and Belinda Lelli, Royal LePage Real Estate Services Ltd.

The Action: This roughly 40-year-old Tudor was originally listed for 18 days at around $2.8-million. But to get fresh eyes on it – from buyers to a co-listing agent to collaborate with – it was relaunched under $2.6-million and sold after the open house on Father's Day.

What They Got: Last year, the roof, heating and cooling systems were among upgrades to this nearly 3,500-square-foot residence with multiple public and private quarters, including a decade-old solarium and fireside sunroom additions with four garden doors in the former, and glass ceilings and heated tile floors in both.

  • The layout is formal with fireside living and family rooms, separate dining area and updated eat-in kitchen on the main floor, as well as a fireside recreation room in the 1,313-square-foot basement, which also has a wine cellar and exit by the double garage.
  • There are four bedrooms on the second floor, the largest with a walk-in closet and one of four bathrooms.

The Agent's Take: "It is a private, sprawling home on a highly coveted, private street … home of many high-profile residents who seek a private retreat from their busy lives and schedules," says agent Belinda Lelli.

"[Plus, this] private estate is nestled among the best private and public schools, a short walk to Yonge Street, the Cricket Club and a quick exit to the 401 [highway]."

Families were largely interested in the stylish and spacious dwelling. "The average lot frontage for this street, Mason Boulevard, is 50 feet. This was 74.5-feet wide – [so it has an] ample lot, plush landscaping and a private oasis retreat in the backyard – truly Muskoka in the city," Ms. Lelli adds.

"The quick sale is testament to the fact that this home and its offerings are indeed sought out by those with discerning taste who crave space, privacy and a well-appointed home in the city."
