The Action: Earlier this year, suites in L'Esprite residence downtown sold rather quickly, but a lull in activity over the summer allowed agents Irene Kaushansky and Philip Brown to negotiate the price of this one-bedroom plus solarium suite down to $300,000 for the new owner.

What They Got: On the third floor of an established low-rise building, this roughly 730-square-foot unit was outfitted with ceramic floors in the foyer and kitchen, reclaimed hardwood flooring in the remaining rooms and custom wood blinds in the solarium and adjacent living and dining area.

The Agent's Take: "[The buyers]were looking for an affordable, yet big condo within walking distance to their workplace at Yonge and Gerrard," agent Philip Brown says.

"For that whole area, to find anything even around the $300,000 mark is pretty rare, so we saw an opportunity – because this had been on the market for a few weeks – to go in and be a little more aggressive with an offer than the market normally allows."
